In 2020, Carrefour opened a 5,000 square metre dark store in Garhoud that took five weeks to build and could handle up to 3,000 orders a day. Six years later, there are around 211 dark stores in the UAE, 99 of them in Dubai, and Amazon Now promises delivery across the country in 15 minutes.
The future of dark stores will move even faster over the next five years, and the data shows where the network is heading by 2030. Any business planning a dark store setup today needs that picture before it signs a lease.
Dark store market forecast: how big will it get?
Grand View Research values the global dark store market at USD 15.3 billion in 2023 and expects it to reach USD 129.2 billion by 2030, a compound annual growth rate of 36.6%. Interact Analysis forecast in 2022 that the world would have 45,000 dark stores by 2030, yet India alone counted 6,563 by the end of 2025, with Blinkit alone planning 3,000 by March 2027.

Why is quick commerce in the GCC growing so fast?
Mordor Intelligence values GCC quick commerce at USD 4.59 billion in 2026 and projects USD 12.43 billion by 2031, with quick commerce in Saudi Arabia accounting for almost 55% of the market.
What customers order through these apps is changing just as quickly. Redseer reports that quick retail in the UAE rose from under 5% of quick commerce in 2019 to between 40% and 45% in 2024, and expects it to overtake the country’s entire food delivery market by 2030. Talabat is already responding, directing part of its USD 120 million investment programme for 2026 into dark store density.
Urban Fulfilment operates across both of these markets, with 32 dark store locations in the UAE and Saudi Arabia and last mile delivery times of around 15 minutes in its busiest zones.
Bigger stores, wider shelves
The dark store of 2030 will carry far more than groceries. Swiggy Instamart has grown its average store from 3,475 to 4,217 square feet to stock slower moving products, and Savills expects total dark store space in India to almost triple to 38 million square feet. In the UAE, quick retail already spans pharmacy and beauty along with electronics and fashion.
Larger formats demand more from every site, from floor loading to the power needed for extra chillers. Urban Fulfilment assesses each unit for space and power before a lease is signed, then delivers the fit out and MEP works under one plan, so a micro fulfilment centre can take on new categories without being rebuilt.
Dubai 2040: dark stores in the 20 minute city
The Dubai 2040 Urban Master Plan aims to put 80% of residents’ daily needs within 20 minutes on foot or by bicycle, while the city’s population is projected to reach 5.8 million by 2040. New urban centers around Expo 2020 and Dubai Silicon Oasis will need dark stores in Dubai close enough to deliver from the day residents move in.
Operators are already finding space in less obvious places, as noon runs fulfilment hubs inside ADNOC service stations and Amazon uses Emirates Post offices as micro fulfilment points. Urban Fulfilment approaches dark store real estate with the same mindset, identifying high potential properties in dense areas and drawing on landlord partnerships, including a 2025 agreement with a leading retail and real estate group, to secure sites where demand is heading.
Will dark store automation take over?
Drone delivery in Dubai is already live, with Keeta flying licensed routes in Dubai Silicon Oasis and Nad Al Sheba, and a Dubai Civil Aviation Authority proposal would extend coverage to 70% of the city by 2030. Technology still must match demand; Kroger closed three automated fulfilment centers in November 2025 and took USD 2.6 billion in charges, partly because the sites sat too far from enough customers.

For most operators, the smarter investment sits inside the building. Urban Fulfilment’s exclusive GCC partnership with an Italian robotic facility management specialist adds AI driven predictive monitoring that flags equipment faults early, backed by 24/7 dark store facility management.
Who will still be operating in 2030?
Redseer expects GCC delivery platforms to consolidate to four or five players, even though the UAE and Saudi Arabia each have more than ten at scale today. The survivors will be the operators that reach density first, since a GCC dark store breaks even at around 1,000 orders a day and can reach an EBITDA margin of 5% to 6% once mature. Urban Fulfilment has delivered a 20 store rollout for an international online marketplace and secured its largest facilities management contract in 2025, giving clients a partner that can scale a network quickly and keep it running.
What will the customer of 2030 expect?
By 2030, a family moving into a new apartment near Expo City will expect the same 15 minute delivery that Downtown residents take for granted today. The dark stores that serve them will need sites and systems planned years in advance, and Urban Fulfilment is already building that network across the UAE and Saudi Arabia.
